The 6 steps of a sale with Pons Realty
Free, well-argued valuation — online in 2 minutes, then on site: real comparables from your street, official figures, advice on the asking price.
Preparing the file — EPC (PEB) certificate, electrical installation inspection report, soil certificate (Brussels Environment), urban planning information: we list what is missing and order whatever can be ordered.
Presentation — professional photos, a carefully written description, floor plan, listing on Immoweb, our website and our database of qualified candidates.
Screened viewings — every candidate is qualified before the viewing (financing, plans, timing); you only meet serious buyers. Viewing slots are booked online.
Offers and negotiation — we present every offer to you with our analysis and negotiate the terms on your behalf (price, timing, conditions precedent).
Sale agreement (compromis) and deed — coordination with the notary, follow-up of the conditions precedent, handover of the keys.
What determines the price of a property in Brussels
Beyond floor area and municipality: the floor and lift, the condition (to renovate, good condition, renovated),
the EPC (PEB) certificate (an F or G rating weighs on both price and time on the market), a terrace, garden or parking space,
the co-ownership charges and any works already voted, the orientation and natural light, and of course the street itself.
That is why an on-site valuation by someone who knows your neighbourhood is worth more than an online estimator.
The Brussels market today, in official figures
Selling at the right price starts with knowing where the market stands: prices actually signed (Statbel), rents and mortgage rates. The municipality-by-municipality breakdown is on our Brussels property market page.

A €300,000 mortgage over 25 years costs about €1,534/month at today's rate of 3.7%, compared with €1,190 at the lowest point of the past ten years (1.43% in March 2021) and €1,567 at the peak (3.9% in December 2023). That, far more than sellers' expectations, is what determines what buyers can afford.
Where to start?
With a free valuation: it gives you the right price AND a concrete sales plan, with no obligation.

3% excl. VAT of the sale price, i.e. 3.63% incl. VAT, agreed in writing before anything starts and due only on signing of the sale. The valuation and the marketing cost you nothing.
How long does it take to sell in Brussels?
A well-presented property at the right price usually finds a buyer within a few weeks; an over-ambitious price costs months, then money, because a listing that goes stale attracts lower offers. The right price from day one is the number-one lever.
Which documents are mandatory to sell a property in Brussels?
The EPC (PEB) certificate, the electrical installation inspection report, the soil certificate (Brussels Environment), the urban planning information from the municipality, the title deed and, in a co-ownership, the co-ownership general meeting minutes and the statement of charges. We help you gather everything.
Can I entrust you with the sale if my property is already listed elsewhere?
Yes. We take over the marketing with a new pricing and presentation strategy — often the very reason the property had not sold.
Do you work on an exclusive basis?
We discuss it together: exclusivity allows maximum investment (photos, advertising, follow-up), but nothing is imposed.
Do you also value property for an inheritance or a divorce?
Yes. The valuation is free and can serve as a basis for a division of assets or a discussion with the notary; a written, well-argued valuation is provided on request.
