What we take care of

What to know before letting in Brussels

The EPC (PEB) certificate is mandatory as soon as the listing is published. A main-residence lease is a 9-year lease by default (short-term lease possible, max 3 years), rent indexation is allowed once a year under the regional rules, and the rental deposit is capped at 2 months' rent on a blocked account (three months under certain conditions). A well-prepared property (clean, repainted if needed, equipment in working order) lets faster and at a better rent.

Frequently asked questions

How much does letting through Pons Realty cost?

One month's rent excl. VAT, due only once the lease is signed. The rent valuation is free and without obligation.

How do you screen tenants?

Income (generally three times the rent), job stability, guarantees and references: we only present solid applications, and the final decision is always yours.

How long does it take you to find a tenant?

For a property at the right rent, generally allow 2 to 4 weeks, viewings and checks included.

What rent can I ask for my flat in Brussels?

It depends on the municipality, floor area, condition, EPC (PEB) rating and amenities. As a benchmark, the average rent of a flat in Brussels was €1,330 in 2025 (median €1,250, Federia), with wide differences from one municipality to another: see rents by municipality on our market page. Our online valuation gives you a range in 2 minutes; on site, we set the exact rent.

Is the EPC (PEB) certificate mandatory for letting?

Yes. In Brussels it must exist before the listing is published and be handed to the tenant. We can order it for you.

Do you also manage the lease once it is running?

Our core business is the complete letting process, up to the check-in inventory. Property management is possible on request: let's discuss it during the valuation.
