Free property valuation in Brussels: online or on site
An instant price range online in 2 minutes, or a precise valuation at your property by Benjamin Pons, licensed estate agent (IPI 514.254). Free, with no obligation.
Whether you are thinking of selling, letting, settling an estate or simply want to know where you stand, the right price is the starting point.
Priced too high, a property lingers on the market and ends up selling for less; priced too low, you leave money on the table.
In Brussels, prices can vary by 20 to 30% within the same municipality depending on the street, floor, condition and EPC (PEB) rating — which is why an informed valuation matters.
Online in 2 minutes or on site: which should you choose?
Online valuation (2 minutes) — address, floor area, condition: you instantly receive an indicative range based on official prices (Statbel) and rents on new leases. Ideal for a first idea.
On-site valuation (free of charge) — Benjamin Pons, licensed estate agent (IPI 514.254), visits your property, compares it with real comparables from your street and gives you a precise, well-argued price, together with a sale or letting plan. Recommended before putting a property on the market.

Valuation by municipality
Local figures, price trends and rents for each municipality we cover:
Yes. Online and on site, the valuation is 100% free and without obligation. Our fees only apply if you then sell (3% excl. VAT, i.e. 3.63% incl. VAT, due only on signing) or let (one month's rent excl. VAT, due only on signing the lease).
How accurate is the online valuation?
It gives an indicative range based on official median prices (Statbel) and rents on new leases, adjusted for floor area, floor level, condition, EPC (PEB) rating and outdoor space. The on-site visit then refines it with comparables from your street.
How quickly can I get an on-site valuation?
Usually within 48 hours: you choose your time slot online and receive a detailed report.
Which documents should I prepare?
Ideally: the EPC (PEB) certificate, the title deed or the basic deed of the co-ownership, the annual co-ownership charges, floor plans if available and, for a let property, the current lease. Nothing is a blocker: we can start without them.
Can you value a property for an inheritance or a divorce?
Yes. The valuation is free and can serve as a basis for a division of assets or a discussion with the notary; a written, well-argued valuation is provided on request.
Which areas do you cover?
The whole Brussels-Capital Region, in particular Ixelles, Uccle, City of Brussels, Saint-Gilles, Forest, Etterbeek, Schaerbeek, Jette, Auderghem and Woluwe-Saint-Pierre.
