The figures below are neither agency estimates nor asking prices from listings: they are the prices actually signed before a notary (Statbel), the rents on new leases (Federia / CIB / Korfine) and mortgage rates (National Bank of Belgium). They are public but scattered and hard to read; we bring them together here, municipality by municipality, and update them with every new release.

Mortgage rates, the market's real thermometer
When rates rise, buyers borrow less for the same monthly repayment: this is the main factor that held prices back in 2023-2024. Their trend is worth watching if you plan to sell.
Source: National Bank of Belgium / ECB — Average rate on new mortgage loans to households (Belgium, all maturities), monthly.
A €300,000 mortgage over 25 years costs about €1,534/month at today's rate of 3.7%, compared with €1,190 at the lowest point of the past ten years (1.43% in March 2021) and €1,567 at the peak (3.9% in December 2023). That, far more than sellers' expectations, is what determines what buyers can afford.

How to read these figures for your own property
Your municipality's median is a starting point, not a valuation: a renovated flat with a terrace on the 3rd floor with a lift sells well above it, a ground-floor flat to renovate with an EPC (PEB) rating of G well below it. The range (shaded area) shows how wide the gap can be within a single municipality. That is precisely the job of the on-site valuation: placing your property within that range, based on real comparables from your street — free of charge and with no obligation.
From the three public reference sources in Belgium: Statbel (FPS Economy) for sale prices, calculated on all notarial deeds; the Federia / CIB / Korfine rental barometer for rents on new leases signed through agencies; and the National Bank of Belgium (via the ECB) for rates on new mortgage loans. Links to each source are given below the charts.
Why the median rather than the average?
Because a handful of exceptional sales (a mansion at 3 million) pushes up the average without saying anything about the "typical" property. The median splits sales into two halves: it is the middle price, the one most likely to concern you.
What is the median price of a flat in Brussels in 2025?
€270,000 for the Brussels-Capital Region according to Statbel, with wide differences: from €210,000 (Anderlecht) to €370,000 (Woluwe-Saint-Pierre).
What is the average rent of a flat in Brussels?
€1,330 per month in 2025 for a new lease signed through an agency (median €1,250), ranging from €1,036 in Jette to €1,576 in Woluwe-Saint-Pierre.
How often is this page updated?
With every new official release: Statbel publishes prices quarterly, Federia its annual (February) and half-yearly barometer, and the NBB its rates every month.
Are these figures enough to set the price of my property?
No: they give the framework, not the value of your property. Condition, floor, EPC (PEB) rating, terrace, parking and the street itself make prices vary by 20 to 30% within the same municipality. That is exactly what the free on-site valuation is for.
